CONCEPTUAL STUDIES AND BASIC DESIGN

The Central Quality Control Laboratories of SABESP,  designed for Water and Wastewater products (TOQ), is comprised of 4 laboratories: for Organic, Inorganic, Microbiologic analyses, and for Treatment and Reagent Materials. Conjointly, they conduct the necessary tests for verifying the performance of the water’s and wastewater’s quality, coming from all of the SABESP units.

Currently, these laboratories are located in several different buildings at the SABESP’s units. However, the buildings have other primary purposes and have to be adapted, which results in a series of inconveniences, and this is what led to the contract for building a new Central Laboratory.

With an available area of about 5,800 m2, the purpose of the new building is to join all the laboratory units into one single complex, in order to gain operational improvements of the infrastructures, and of the environmental conditions, not only on the technical viewpoint, but on the improvement of the working area’s conditions and enhancement of the conviviality between collaborators.

Setec Hidrobrasileira, working in consortium with Paulo Bruna Arquitetos Associados, has developed the designs for: architecture; water, wastewater, firefighting, structures and foundations of the building; electricity and automation, and visual communications among others.

Development of the Architectural and Engineering consultative services involves the elaboration of a complete architectural and engineering Basic Design, being made with BIM.

PRELIMINARY DESIGN, BASIC DESIGN

  • Program; technical team; documents and drawings as foreseen for this stage in the floor plans and cuts; on-field implementation and organization of the labs;
  • Elaboration of all the disciplines involved: architecture, earthmoving, draining, paving, landscaping, foundations, structures, electric installations, hydraulic and gas installations, installation of the air conditioning and of the mechanical exhaust system, electronic systems, visual communications; etc.;
  • Calculation of quantities and budget values;
  • Preparation of: descriptive memorial, with calculations and justifications; technical specifications for materials, equipment, and services; regulations for price changes and criteria for measurements; Terms of Reference for contracting the works and for the risk matrix.

 

ENVIRONMENTAL ASSESSMENT

  • The location of the new laboratory will be at one of the existing SABESP supply stations and, for this reason, an environmental evaluation will be an integral part of the job, including environmental diagnoses made by excavating monitoring shafts, to assess the soil and the groundwater table.
